The booking terms that apply when you reserve a stay at White Reef by the Sea.
Booking and confirmation. A reservation is confirmed once payment is received and a written confirmation is issued. Rates, taxes, and any cleaning fees are shown in full before you confirm.
Eligibility. The primary guest on the booking must be at least 23 years old and must remain on the property for the duration of the stay. The primary guest is responsible for the unit and for everyone in their party.
Occupancy. Occupancy limits are set per unit: two guests in a hotel bedroom, up to three in the studio, and up to four in a one bedroom apartment. Exceeding the stated occupancy may result in cancellation without refund.
Cancellation. Cancellation terms depend on where you booked and are set out in full on our Policies page. We do not offer refunds for early departures.
Quiet enjoyment. This is a private residential neighborhood. Parties and loud gatherings are not permitted. Quiet hours run from 11:00 pm to 7:00 am and are enforced by town ordinance.
Visitors. Visitors are welcome during the day but may not park on site or stay overnight, and must leave the property by 8:00 pm.
Smoking. Smoking is not permitted inside any unit. A $500 fee applies where there is evidence of smoking indoors.
Pets. Pets are not permitted. A $500 cleaning fee applies and the guest may be required to vacate without a refund for unused nights.
Plumbing. Only toilet paper may be flushed. A $250 fee applies if a plumber is required due to misuse.
Damage and inventory. Inventory is checked before and after each stay. Guests are responsible for missing or damaged items, including linens, dishware, televisions, and furniture, and the card on file may be charged accordingly.
Parking. One vehicle per unit. A parking pass must be displayed on the dashboard at all times. Vehicles without a valid permit may be towed at the owner's expense.
Liability. Guests assume responsibility for accidents, injuries, or damages occurring during their stay, including those arising from use of the property and its amenities. White Reef is not liable for loss or damage to personal belongings. Please secure valuables during your stay.
Right to refuse. This property is privately owned and operated. We reserve the right to refuse service. Guests who violate these terms may be asked to leave, and the stay may be cancelled with charges applied per the cancellation policy.
Agreement. By booking, you agree to these terms and to the house policies published on this site.
